Independent inspection and testing

Air Mold Testing

Air mold testing measures airborne mold spores inside the property and compares them with an outdoor reference sample. It helps when there is an odor or a health concern without a visible source.

What to expect

A clear, property-specific scope

The inspector starts with the property history and the reason for the visit. Accessible areas within the agreed scope are reviewed, relevant measurements are documented, and sampling is recommended only when it can answer a defined question.

  • Property history and concern review
  • Visual assessment of relevant accessible areas
  • Clear findings and recommended next steps

How air sampling works

A calibrated pump draws a measured volume of air through a spore trap cassette in selected rooms and outdoors. The cassettes are sent to a laboratory, which reports the types and amounts of spores found.

What air testing can and cannot show

Air results show conditions at the time of sampling. They do not locate the source of growth on their own, which is why air testing is usually paired with an inspection and moisture readings.

Common questions

Why is an outdoor air sample taken?

Outdoor air always contains some mold spores. The outdoor sample gives a reference so indoor results can be compared with normal background levels.
