Independent inspection and testing
Mold inspection
A professional mold inspection looks for visible mold, moisture problems and the conditions that allow mold to grow. PureAir inspects homes, condos and commercial properties in California and Washington and explains what was found in plain language.

A clear, property-specific scope
The inspector starts with the property history and the reason for the visit. Accessible areas within the agreed scope are reviewed, relevant measurements are documented, and sampling is recommended only when it can answer a defined question.

What a mold inspection includes
The inspector starts with the history of the property and the reason for the visit, such as a musty odor, a past leak or visible staining. Accessible rooms, ceilings, walls, windows and plumbing areas within the agreed scope are reviewed, and moisture readings are taken where they help explain a concern.
Mold inspection and mold testing work together
An inspection explains where and why mold may be growing. Mold testing, such as air or surface sampling, is recommended only when laboratory results can answer a specific question. Many visits combine both, and the inspector explains why sampling is or is not useful.
When to schedule a mold inspection
Common reasons include a musty smell without a visible source, water damage or a recent leak, staining on walls or ceilings, buying or renting a property, and questions from a landlord, tenant or property manager.
Independent inspection, no remediation sales
PureAir inspects and tests. It does not perform mold remediation or removal. If findings show that remediation is needed, you receive documented observations you can share with a remediation contractor of your choice.
Inspection types for specific areas
Some concerns need a focused scope. PureAir offers residential, commercial, attic, crawl space and HVAC mold inspections, pre-purchase inspections for buyers, and post-remediation verification after another company completes remediation.
Common questions
What happens during a professional mold inspection?
The inspector reviews the property history, examines accessible areas within the agreed scope, takes moisture readings where useful and recommends sampling only when it can answer a defined question.
Is mold inspection different from mold testing?
Yes. Inspection is the visual and moisture assessment of the property. Testing collects air or surface samples for laboratory analysis. Testing is most useful when it follows a clear question from the inspection.
Can mold be present if I cannot see it?
Yes. Mold can grow inside wall cavities, under flooring or in HVAC components. Odors, past leaks and moisture readings help the inspector decide whether a hidden area needs further investigation.
Does PureAir remove mold?
No. PureAir provides independent inspection and testing only. You can use the findings when choosing and scoping a remediation contractor.
