Why attics develop mold

Roof leaks, blocked vents, bathroom fans exhausting into the attic and warm indoor air condensing on cold sheathing are common causes, especially in damp Pacific Northwest winters.

What the inspector checks

Where safely accessible, the inspector reviews sheathing, rafters, insulation and vent paths and takes moisture readings. Access limits are noted in the findings.

Common questions

Is dark staining in the attic always mold?

Not always. Staining can come from old leaks or other causes. Inspection and, when useful, a surface sample help tell the difference.
