01Mold Inspection Services+

Understand the property before deciding what comes next.

An inspection request begins with property history and an agreed accessible work area. Describe the rooms and concerns you want assessed, then confirm the observations, documentation and any follow-up discussion included in the proposal. If sampling is suggested, ask why it adds information. A room-by-room scope is more useful than an undefined promise to inspect everything.

02Mold Testing Services+

Understand what a sample can tell you.

Testing involves selecting a sampling approach for a stated question. Air and surface samples have different boundaries, and the collection plan should explain the proposed locations and analysis. Ask how sample identifiers connect to the property observations and the report. The goal is an understandable result, with the context needed to interpret it, rather than a number presented on its own.

03Leak & Moisture Detection+

Put a moisture concern into context.

Start by explaining where moisture was observed and what is already known. The scope can then distinguish accessible moisture assessment from a separate plumbing, roof or building-envelope diagnosis. Ask which readings or observations are proposed and how they will be explained. A clear work boundary matters when several trades are involved in the same property.

Mold inspection FAQ

Practical answers before you arrange an inspection or testing service.

What is included in a mold inspection?+

An inspection starts with your concerns and the property's history. The inspector examines the agreed areas, looks for visible signs of mold or moisture, and explains the findings. Before the visit, we clarify which rooms are included and whether sampling, laboratory analysis or additional moisture testing would be useful.

Do I need mold testing if I can already see mold?+

Not always. The EPA explains that sampling is often unnecessary when mold is visible. Testing is most useful when it answers a specific question. Tell us what you have noticed so we can discuss whether an inspection alone or an inspection with sampling makes sense for your property.

What is the difference between air and surface mold testing?+

Air testing examines a sample collected from the air. Surface testing examines a sample taken from a particular material, often with a swab or tape lift. Each provides different information. The inspector considers the sample results alongside the conditions observed at the property.

How much does a mold inspection cost?+

The price depends on the areas you need assessed, access to those areas and any sampling or laboratory work. Ask for a written quote that explains what is included, the report you will receive and any additional fees. We can discuss those details when you call.

How long will the appointment and laboratory results take?+

Timing depends on the size of the inspection, access and any laboratory analysis. Let us know if you are working toward a purchase, repair or move-in deadline. We will discuss the visit and reporting schedule separately, since a same-day appointment does not necessarily mean same-day laboratory results.

Can I arrange a same-day mold inspection?+

Same-day appointments are available, subject to scheduling and your property's location. Call our 24/7 emergency team with the address and a brief description of the concern. We will confirm the available appointment times and what the visit should include.

Can a mold inspection find every hidden problem?+

No inspection can assess every concealed space without suitable access. If the concern is behind a wall or in another inaccessible area, the inspector will explain that limitation and discuss whether further investigation is appropriate. Any additional work should be agreed in advance.

How should I prepare for a mold inspection?+

Have the property address, a description of the affected rooms and any relevant leak or repair history ready. Arrange access to the agreed areas and follow the team's preparation instructions. There is no need to open walls or enter an unsafe space before the visit.
